A New Plan for Your Home – Starting 2026/27

We are changing how we look after your home.

Right now, we fix or replace things when they are in poor condition. From April 2026, we will use a new plan called Decent Homes Plus. This means we will replace things when they are old and worn out.

What does this mean for you?

• We will still check your home regularly as part of our commitment to maintaining good quality homes.
• We will replace big items like kitchens and bathrooms when they reach a certain age (for example, kitchens after about 30 years), and they are in poor condition.
• We will make your home warmer and cheaper to heat by adding things like better heating and insulation.
• You can still report repairs if something breaks and if it is our responsibility to fix it, then we will

Why are we changing?

• The old way is not affordable in the long run.
• The new plan gives better value for all tenants and keep homes safe.

• Spend money wisely so we can keep improving homes and build new ones.

Here’s what’s different:

• Basic Decent Homes: This is the minimum standard required – items are replaced when they are old and worn.
• Decent Homes Plus: This is our new approach. It includes everything in Basic Decent Homes, plus planned upgrades to make homes more energy efficient and comfortable.
• Just in Time: The old way. Items were replaced when in poor condition, regardless of age.
  
  
  

The diagram below shows how the old way (Just in Time) is different from the new plan (Decent Homes Plus). The diagram also shows that Decent Homes Plus is better than the basic standard required called Decent Homes, because it includes extra improvements like better heating and insulation.
