Major roofing improvement works have been completed by Colchester Borough Homes (CBH) on behalf of the City Council at nine residential blocks across Greenstead, helping to protect homes, improve safety and enhance the appearance of the estate.

 

As part of a planned programme of investment, ageing roof coverings were removed and replaced with modern, durable systems designed to be weather tight, safer and longer lasting. The works will help extend the life of the buildings, reduce the risk of leaks and lower future maintenance needs for residents.

 

The programme covered three‑storey residential blocks and associated communal outbuildings at locations across Avon Way, Buffett Way, Scarfe Way, Woodcock Close, Wheeler Close, Stanley Wooster Way and Hunwicke Road.

 

Before works began, specialist surveys were carried out to check for asbestos. Where asbestos‑containing materials were identified, these were safely removed by licensed contractors in full compliance with health and safety legislation before general building works proceeded.

 

To ensure the works were delivered safely, scaffolding was installed around each block, inspected daily and removed promptly on completion. Any TV aerials or satellite dishes affected by the works were temporarily relocated by specialist contractors and fully reinstated once the new roofing was complete.

 

The main roofing works included stripping off existing tiles and materials, installing breathable roofing membranes and treated timber battens, fitting new concrete roof tiles and replacing roof ventilation terminals. Modern dry ridge and dry verge systems were installed to improve weather protection and reduce future maintenance, while all lead flashings at roof and wall junctions were renewed. Fire stopping within roof spaces was also improved, and existing gutters and downpipes were cleaned and checked to ensure they remain clear and free flowing.

 

Where communal outbuildings were present, older corrugated roof coverings and parapet walls were removed and replaced with modern metal roofing systems designed to be secure, low‑maintenance and weather tight. Entrance canopies and small flat roofs were also cleared, inspected and repaired where required, with drainage outlets refreshed to ensure effective water run‑off.

 

The Greenstead programme forms part of a wider £2.5 million investment by the City Council and Colchester Borough Homes in re‑roofing properties across Colchester during the last financial year, with a further £8 million planned over the next five years to continue improving roof conditions across the city.
