What works are included?

Major Works include any type of work for the general good of the building or for the use by everyone.  Examples include:

Building

Estate

 

 

Windows and doors

Estate lighting

Roofs, downpipes and guttering

Landscaping

External redecoration and communal redecoration

Roofs, downpipes and guttering to outbuildings

Digital TV

External redecoration to outbuildings

Controlled-entry door systems

Parking areas

Cavity wall insulation

 

Communal lighting

 

 

Consultation required by law

 

Qualifying Works where Public Notice under EU Procurement rules is required (Schedule 4 - Part 1)

 

Instruction Received

 

Section 20 Part 1 - Serve a Notice of Intention to Leaseholders who will be affected by the works - The Notice will include

· What the proposed works are 

· The reason why we are carrying out the works

· Estimated costs, if known at this stage

· The leaseholder cannot nominate a contractor as a Public Notice is given

 

30 day Consultation Period

 

Consider any observations and decide whether to proceed with the works

 

Tender of Contract

 

Issue Section 20 (Part 2) - Notification of Contract Award

 

30 day Consultation Period

 

If observations received - we should reply in writing within 21 days

 

 

Qualifying Works where Public Notice under EU Procurement rules is not required (Schedule 4 - Part 2)

 

 

Instruction Received

 

Section 20 Part 1 - Serve a Notice of Intention to Leaseholders who will be affected by the works - The Notice will include

· What the proposed works are 

· The reason why we are carrying out the works

· Estimated costs, if known at this stage

· Leaseholder may nominate a Contractor who will then be invited to Tender

 

30 day Consultation Period

 

Consider Observations and Reply, Invited Contractor if one has been nominated to Tender for the Contract

 

Obtain Estimates

 

Issue Section 20 (Part 2) - Paragraph (B) setting out the estimated costs received

 

Allow 30 day Consultation Period

 

Consider observations and reply

 

Enter into Major Works contract

 

Within 21days of Contract Award - Serve Notice of Reasons unless the contract goes to a) a nominated contractor or b) is the lowest tender
